The liberalization threshold for rental properties seems to increase from €808.06 to €879.66 starting on January 1, 2024. This means that for properties that were considered liberalized with 136 points before December 31, 2023, you will need as many as 148 points starting from January 1, 2024. This could lead to many properties unexpectedly falling into the social sector at the turn of the year. Additionally, the WOZ (property valuation) value will also change on January 1, which could affect the point calculation for the property
Although the new liberalization threshold has not been officially announced yet, it appears from a State Gazette dated December 1st that the rental cost for rent subsidy will increase from €808.06 to €879.66 as of January 1, 2024. The rental cost is usually equivalent to the liberalization threshold.

It's remarkable that the government does not inform landlords and tenants about this in a timely manner. Rental agreements that start on January 1 are typically finalized around this time, with potentially far-reaching consequences.
💡 Tip for landlords: If your property becomes available for rent on January 1 and it may fall under the new liberalization threshold but above the old one, consider starting the lease agreement on December 31. This way, the old threshold of 136 points will still apply.
