How can I terminate my rental agreement?
A rent termination sent via email to beheer@perfectrent.nl is valid if it has reached us. You will always receive a confirmation of your rent termination from us.
Are you renting together with other main tenants? Then a rent termination is only valid if it is done on behalf of all main tenants.
What is the notice period for termination?
The notice period for our properties is 1 calendar month. This means that between your notice and the end of the lease contract, there is at least 1 full month, from the first to the last day of the month. If, for example, you give notice on March 5th, the notice will only be valid as of April 30th.
Can the rent also be terminated on a date other than the end of the month?
Officially, the rent can only be terminated at the end of the month. We understand that this may not always be convenient, so we also accept termination on any other day when we are working (from Monday to Thursday, excluding national holidays), provided that the notice period is observed. For example, if you want to terminate on January 15th, you must have given notice by December 1st.
How do I have to hand over the property upon departure?
When leaving the property, please ensure it's in the same condition as when you moved in. This means that normal wear and tear is acceptable, but everything else should be well-maintained and in good order. This refers to things that you, as the tenant, are responsible for maintaining. As for improvements made to the house, they can stay as long as they don't complicate the process of re-renting.
When you decide to terminate the lease, we will schedule a pre-inspection together. During this inspection, we will assess any necessary adjustments before your departure. After this inspection, we will clearly communicate your responsibilities, and you will receive a handy checklist. This way, you'll have a clear understanding of what to expect, ensuring a smooth process.
Resident changes
I rent together with my partner. Can I terminate the lease, and have the contract solely in my partner's name?
In the case of multiple main tenants, tenants can legally terminate the lease jointly. We understand that there are situations where this may not be desirable, such as in the case of a relationship break-up. If the remaining tenant has sufficient income (see income requirement) and there are no other objections, such as noise complaints, we generally agree to the departure of the other tenant(s) from the lease agreement. Please note: we charge EUR 302.50 including VAT for the contract amendment and income check.
I want to have my partner move in. What do I need to do?
We are happy to cooperate with this, provided that the property is suitable for it. Due to our legal duty of care, we need to screen new residents (even if it's your partner) and clearly document the agreements. Please be aware that we charge EUR 302.50 including VAT for this process.
We are housemates. One of the residents wants to move out. Is that possible?
Are you currently renting with 2 people? Then the same answer applies as to the previous question "I rent together with my partner."
Are you renting with 3 people or more and is there a room rental permit? In that case, we can only agree if a replacement tenant is proposed. If fewer people live there than permitted, the room rental permit can be revoked. Due to the legal duty of care, we must thoroughly screen the new tenant and clearly document agreements. Please note that we charge EUR 302.50 including VAT for this.
Are you renting with 3 people or more and there is no room rental permit? Then you are renting as a sustainable common household. Changing the tenants is often not possible without violating municipal regulations. As a result, the entire group must terminate the lease. There are exceptions, and considering the significant consequences for the other residents, we assess each case individually.
Can I temporarily sublet the property due to my stay abroad?
We evaluate your request for temporary subletting on an individual basis. However, it's important to emphasize that you will always be responsible for the property. We ask you to go through us for the subletting process, including the creation of the sublease agreement, screenings, and inspections. Please be aware that there are associated costs, namely 10% of the annual rent excluding VAT. It becomes cost-effective after a certain duration of subletting. I cannot pay the rent on time by the 1st of the month. What now?
How annoying that things are going against us financially. It is important to have an open discussion then. We would be happy to agree a payment schedule with you. By talking to us in good time, we do not have to hand over the payment arrears and there will be no extra costs for you.
The rent is collected through automatic direct debit, but I had insufficient funds. What now?
If there is insufficient balance on the 1st of the month, the rent cannot be debited. There will be no second attempt to collect. Therefore, we kindly request you to make the rent payment manually to the same bank account.
I would like to have the rent debited automatically. How does this work?
We like to collect the rent monthly on the 1st of the month by direct debit. This way you don't have to worry about rent payments. Just make sure there is sufficient balance in the account on the 1st of the month. Mail us at beheer@perfectrent.nl and we will provide you with a form for the direct debit.
Alternatively, you can set up your own monthly recurring payment with your bank. This can be done at almost every bank in the transfer screen. At the ING bank, for example, you click on the transfer date and choose "Monthly" under frequency. Although the name may differ at each bank, all banks offer such a function. Disadvantages are that you have to remember to stop this on termination and adjust payments in case of rent increases.
When will I receive my deposit back?
We will gladly refund your deposit as soon as possible. Are there no damages? Then you will generally receive the deposit within 2 weeks. Is there any damage that we will pass on to you? Then you will receive the remainder of the deposit back within 4 weeks, see the page "Fixing malfunctions". I would like to make changes to the rental property. Is that possible?
You can make changes to your rental property without the landlord's permission as long as these changes can be easily reverted at low cost upon your departure or if they do not harm the rentability of the property. If you have any doubts, it's advisable to inquire with us beforehand. The basic principle is that you should return the property in the same condition as you received it. Generally, improvements do not need to be undone upon departure.
I would like to drill holes. Is that possible?
Prevention is better than cure. Repairing holes can be a significant task. You need to remove plugs, fill the holes, sand them smooth after drying, and then repaint the wall due to color differences. To save you a lot of repair work upon departure, we recommend installing a hanging system instead of drilling holes.
Such a system (e.g., Artiteq) is mounted against the ceiling. You can use transparent wires to hang items like paintings and mirrors. If the system is properly installed, you can usually leave it behind when you move out.
Double-sided tape often causes damage to the paint or finish when removed.
In the bathroom, systems with suction cups or freestanding towel holders are a good solution.
If you want to use a coat rack on an interior door without drilling holes, these coat racks are hung over the doors but often cause scratches on the frames and doors. These damages also need to be repaired at the end. One solution could be to mount the coat rack on the side of one of your cabinets.
If you still want to drill holes in walls or the ceiling, check in advance with a stud finder to ensure there are no electrical, water, or gas pipes behind them.
Also, make sure to use the correct plugs. Does the wall sound hollow when you tap it? Use hollow wall plugs, but keep in mind they have a lower load-bearing capacity. Does the wall sound solid? Then use solid wall plugs.
You should not drill holes in tiles or plastic frames. These are difficult or impossible to repair.
I would like to paint the walls. Is that possible?
Yes, that is certainly possible. However, please be aware that if you choose a different color, you may need to return the walls to their original state upon departure. This could mean that you need to repaint multiple times before moving out.
Also, make sure that no damage occurs during painting, such as paint stains on baseboards, outlets, or frames. These should be rectified upon departure, which may involve repainting items like frames.
If you want to repaint a white wall to make it look fresh, first determine which shade of white it is. You can do this using a color swatch or color tester from a paint brand like Flexa.
The most common shades of white are:
1. White - Pure white (whiter than this is not possible, this color has no RAL code)
2. RAL9016 - Traffic white (slightly more tinted than pure white)
3. RAL9010 - Pure white (slightly more tinted than traffic white)
4. RAL9001 - Cream white (much yellower than pure white)
I would like to paint woodworks. Is that possible?
Yes, that is possible, as long as it does not involve untreated wood or wood with a (semi)transparent paint or varnish layer.
Please note that if you choose a different color, the woodwork must be returned to its original color upon departure. Also, check whether the color is high gloss, satin, or matte.
Ensure that no damage occurs during painting, such as stains on walls, baseboards, outlets, or frames. These should be rectified upon departure, which may involve repainting walls.
Termination
I want to terminate my lease before the end of the rental contract. Is this possible?
We like to think in solutions. In most cases, we can arrange an arrangement in which we actively search for a new tenant, pay the rent until one is found, and you cover the costs for re-rental.
I want to transfer my business to someone else. Is this possible?
Tenants of shops have the legal possibility to request a substitution. The condition is that there is a compelling interest, and the new tenant provides sufficient security. Security in financial terms as well as security to ensure proper business operations (e.g., through relevant work experience).
Tenants of other commercial spaces can also propose a replacement. We evaluate on a case-by-case basis whether the candidate provides sufficient security.
How do I have to hand over the property upon departure?
When you vacate your business premises, it's essential to return them to the same condition as they were at the beginning of the lease period. This means that normal wear and tear due to usage is acceptable, but the property should be well-maintained. This especially applies to areas where you, as the tenant, are responsible. Any improvements you've made? They can stay as long as they don't hinder the attractiveness and functionality of the property for future tenants.
Upon termination of the lease agreement, we arrange a pre-inspection. During this inspection, we evaluate together what may need adjustments or repairs before you leave the premises. After this inspection, you will receive clear instructions and a checklist from us, ensuring you know exactly what is expected of you. This way, we ensure a smooth transition.

What maintenance responsibilities does the landlord have?
For commercial premises, a shell rental is often chosen. The landlord is responsible for the shell, i.e. the shell of the building (roofs, facades, foundations) and the lessee for everything behind the shell. Whether a commercial property is leased out hull is stated in the lease.
Shops in accordance with article 7: 290a of the Civil Code are generally let as shells.
Offices and other business premises in accordance with article 7:230 Civil Code are also often let as shells. The lease agreement and the completion report will state if there are any items outside the shell that the landlord is responsible for. The standard ROZ lease agreement model regulates in article 11 of the general provisions who is responsible for what costs.
If maintenance costs are for your account and it concerns facilities in the leased property, you may engage a maintenance party yourself. If you do approach us and the costs are for your account, such as a blockage, leaking siphon or defective hinges and locks, we will pass the costs on via the service-charge final settlement or one-off charge.
What responsibility does the landlord have regarding the Arbo-law?
The responsibility to comply with the strict Arbo-law lies with the tenant, unless there are different agreements in place. The landlord may be required to meet the requirements in the building regulations. The building regulations are often less stringent than the Arbo-law, such as ventilation standards, for example. Any modifications to the rented property that are not necessary according to the building regulations are the responsibility of the tenant.
I would like to make alterations to the rented property. Is that allowed?
You are allowed to make alterations to your business premises according to your preferences. However, please consider the following:
- The alterations must comply with laws and regulations, such as fire safety or permit requirements for modifications to the façade.
- You are responsible for the maintenance and mandatory inspections of the modifications you have made.
- Improvements to the rented property that do not adversely affect its marketability and comply with laws and regulations often do not need to be reversed.
- Other changes must be reversed upon departure unless we determine that the changes may remain.
- Changes to the exterior of the rented property must always be approved by us in advance.
